The 5 best Jacksonville neighborhoods to host short-term rentals in 2026
Where our hosting clients are booking the most. Riverside, San Marco, Avondale, Nocatee, and one underrated pick.
We turn over Airbnbs across NE Florida. Some neighborhoods rebook fast, some don't. Here's what we see, drawn from the calendars of the hosting clients we work with most.
1. Riverside / 5 Points
Walkable, character-rich, close to downtown. Mid-week leisure travelers and consultants visiting downtown both rebook here. Cleaning frequency: every 2–4 days in peak season.
2. San Marco
Wealthier demo, quieter, families and Mayo Clinic guests. Smaller average party size means lower wear, easier turnovers. Slower season but more stable.
3. Avondale
Historic homes, Instagram-friendly. Photographs well on listings, which means a higher click-through. Older HVAC means watch for humidity-related guest complaints.
4. Nocatee
New construction, golf-adjacent, family-friendly. Larger homes, longer stays, fewer turnovers per month but each one is bigger. We see 3–4 bedroom turnovers averaging $185–$205 here.
5. The underrated pick: Atlantic Beach
Most Jax hosts default to Jax Beach. Atlantic Beach has 60% less listing density, 12% higher ADR (based on the hosts we work with), and a much quieter guest demographic. If you're looking at new acquisitions, look 1.5 miles north.
One note: every neighborhood has its own cleaning timing. The Beach is sand. Avondale is humidity. Nocatee is dog hair from family pets. We adjust the turnover checklist per neighborhood — and so should you.
